A Salt Lake City roofing contractor built for Utah weather

Roof-N-UT helps homeowners across the Wasatch Front and surrounding counties solve roofing problems with clear options and clean execution. Utah roofs face heavy snow loads, freeze–thaw cycles, strong winds, and intense summer UV. Those conditions demand the right roofing system, installed with attention to ventilation, flashing, and water management — not just shingles.

Our process is straightforward: we inspect, show you what we see, and recommend the smallest solution that actually solves the problem. That might be a targeted repair, a full replacement, or (for eligible asphalt shingle roofs) a rejuvenation treatment to help extend service life.

WHAT WE DO

Replacement • Repair • Rejuvenation

Whether you’re dealing with a leak, wind-lifted shingles, storm damage, or an aging roof, we’ll help you choose a path that fits your home and budget.

Replacement: full system install with ventilation, flashing, and cleanup.
Repair: leak fixes, flashing, pipe boots, and targeted storm repairs.
Rejuvenation: for eligible roofs—extend life and improve performance characteristics.

Roof replacement in Salt Lake City

If your roof is near end-of-life, has widespread shingle failure, or you’ve had repeated leaks, replacement is often the most cost-effective long-term move. A quality replacement is more than shingles — it’s underlayment, ice & water protection where needed, correct ventilation, and flashing details that prevent leaks later.

System-first install

Underlayment, ice protection, ventilation planning, and flashing upgrades — built for Utah’s climate.

Clean job sites

Respectful crews, protected landscaping, and full cleanup — including magnetic nail sweeps.

Clear scope

Written estimates that define what’s included so you can compare apples-to-apples.

Roof repair and leak diagnosis

Not every roof needs to be replaced. Many leaks trace back to a specific detail: pipe boots, flashing at chimneys and walls, or wind-lifted shingles. We identify the cause, recommend the smallest fix that solves it, and help you avoid throwing money at temporary patches.

Common repair needs
  • Missing or lifted shingles
  • Flashing failures (chimneys, valleys, wall intersections)
  • Pipe boot leaks and vent penetrations
  • Ice dam issues and water intrusion at eaves
  • Localized storm impact
Repair vs replace

If damage is localized and the roof still has useful life, repair can be the right call. If problems are widespread, the roof is aging out, or there are multiple leak points, replacement may be smarter. We’ll explain the “why” behind the recommendation.

Storm & hail damage roofing

Hail and wind can damage shingles in ways that aren’t always obvious from the ground. If you’ve had a storm event, an inspection can confirm whether damage is localized, repairable, or significant enough to consider replacement — including what it might look like if you file an insurance claim.

What to check after a storm

Shingle debris, dented vents/gutters, loose flashing, new ceiling stains.

Insurance claim support

We can document what we find and help you understand the process and scope.

Avoid storm chasers

Work with established local crews who understand Utah conditions and code.

Roof rejuvenation for eligible asphalt shingles

Rejuvenation can be a smart middle option when shingles are drying out but the roof is still structurally sound. It’s not the right fit for every roof, and it’s not a solution for widespread active leaks or structural issues — but for eligible roofs it may extend service life at a fraction of replacement cost.

When rejuvenation may be a fit
  • Asphalt shingles typically ~10–18 years old
  • Shingles are drying/brittle but still intact
  • No major decking issues or widespread leaks
  • You want cost-effective life extension
What independent testing evaluated

In an independent Intertek report, shingles treated with a rejuvenation product were evaluated under ASTM methods for water vapor transmission (ASTM E96), pliability (ASTM D3462 §8.1.7), and displaced granules / granule adhesion (ASTM D3462 §8.1.9 and ASTM D4977). In the report conclusion, treated shingles met the specified pliability and displaced-granule performance requirements, while untreated 15-year-old shingles did not meet the displaced-granule requirement.

Note: testing reflects the sample conditions and the standard methods used. An on-roof inspection determines eligibility.

FAQ

Quick answers to common questions (and the full details during your inspection).

How much does roof replacement cost in northern Utah?
Many asphalt shingle replacements fall roughly in the $8,000–$18,000 range depending on size, pitch, layers, access, and flashing/vent details. The best way to get a real number is a free inspection and written scope.
Does insurance cover hail damage?
If damage is caused by a covered storm event, homeowners insurance often covers repair or replacement minus your deductible. We can help document what we find so you can decide how to proceed.
How quickly can you inspect my roof?
Often within a few days, depending on weather and seasonal demand. Call 801-466-6620 to schedule a free inspection.
How do I know if my roof qualifies for rejuvenation?
Rejuvenation is typically for aging asphalt shingles that are drying out but still structurally sound. Roofs with widespread failure, severe shingle loss, structural decking issues, or multiple active leaks usually need repair or replacement instead.
